A full-house renovation varies considerably, so an early planning range is approximately €800–€1,500 or more per square metre including VAT. The final price depends on the size and condition of the property, structural work, electrical and plumbing upgrades, bathrooms, kitchen scope and finish level. After an on-site visit and detailed room-by-room scope, we provide a fixed quotation for the agreed work.

A complete bathroom renovation normally takes 3–5 weeks, kitchen renovation work approximately 2–4 weeks and a full-house renovation approximately 2–6 months. The exact programme depends on the scope, layout changes, access and requested changes. Planned start and completion dates are included in our quotation.

We provide a fixed quotation for the agreed written scope, rather than an open-ended estimate (excluding personal items of personal choice). If you request a change or we uncover a condition that requires work outside the agreed scope, we document it and explain the price and planning impact before proceeding. Extra work is only carried out after written approval, and the original quotation clearly identifies assumptions, exclusions and any provisional amounts.

Many internal bathroom and kitchen renovations do not require a permit, but structural changes, extensions, dormers, facade changes, monument work and some exterior projects may require an omgevingsvergunning, notification or technical documentation. We identify the likely requirement early and can help coordinate drawings, engineering and the application when this is included in our scope. Municipal fees and external-consultant costs are managed separately, and required approvals must be in place before work starts.

We provide a one-year guarantee on workmanship carried out by Murami, starting from the date of handover. Products and materials are covered by the applicable manufacturer or supplier warranty.

It is often possible to remain in the property during a contained bathroom or kitchen renovation, provided you can manage temporary interruptions to water, electricity or cooking facilities. For full-house renovations, structural work, complete floor replacement or major electrical and plumbing work, we normally recommend that the property is vacant. This is safer and generally allows the work to be completed more efficiently.

Our quotation clearly states which materials Murami supplies. We normally supply standard construction materials, while clients selects or purchases design-led products such as tiles, sanitary ware, kitchen units and appliances. All product selections and delivery dates must be confirmed before the planned start.

Contact us as early as possible. As a general guide, allow approximately 8–12 weeks before the preferred start date for a bathroom or kitchen renovation and 3–6 months for a full-house renovation. Start date is reserved only after the quotation has been agreed.

Yes. We work on older Dutch homes, where uneven floors and walls, outdated plumbing or electrics, moisture, insufficient ventilation and hidden defects may only become visible after demolition. We inspect all visible conditions, clearly state assumptions and exclusions and discuss the price and timing before carrying out necessary additional work. Where asbestos is suspected, the affected work must pause until appropriate testing and, where required, specialist removal have been completed.
